Property bridging finance gives you access to your funds early from a property transaction which may only be due to you at some future date.

For example, a seller of a property is typically paid the proceeds of the sale upon registration of transfer of the property into the name of the purchaser. This can be a lengthy process so Invela accelerates payment to the seller by purchasing, at a discount, the seller's proceeds under the deed of sale. This allows the seller access of cash flow to be used to fund the acquisition of his next property.

The Process Is Simple

  • A representative from Invela Finance will contact you, discuss the transaction with you, and send you an application form.
  • You will need to fill in the application form with the assistance of your conveyancing attorney, or we will complete the application form together with your conveyancing attorney on your behalf
  • Fax the completed form through to Invela

It's as simple as that.

Cost Of The Transaction

Many bridge finance companies in the market place charge fees higher than allowed by the National Credit Act. Fortunately, Invela is looking out for the consumer so we have set our fees to be among the lowest you can find and well below the maximum allowed by the National Credit Regulator.

Invela Financial Corporation offers property sellers, buyers and bond "switchers" access to 80% of the value of the net surplus proceeds of their transaction. Our standard discount fee is R1.1808 per R1,000 per day plus a 1.5% initiation fee (minimum R150, maximum initiation fee of R1,000 excluding VAT). Actual fees may be negotiated lower if the size of the bridge loan is large. See the example transaction on the next page for a description of the cost calculation.

For estate agents, we will advance 65% of their pending sales commission. Also, our standard rate for agents is R1.00 per R1,000 per day plus initiation fees as described above.

Net Surplus Available R 232,500.00
Amount Advanced - Maximum 80% of Surplus R 186,000.00
Assume that the number of days the advance is outstanding before the transfer takes place is 30 days.
The calculation for the amount due is as follows:
Amount Advanced R 186,000.00
Discount Fee (R186x30xR1.20) R 6,696.00
Total Cost R 6,696.00
